We have an unprecedented level of experience and
confidence with regards to our knowledge of the
Western Washington residential real estate market.
We are strategically located throughout he Puget
Sound Region, with offices in Woodinville, Auburn and
Gig Harbor. Our ten full time appraisers actively
serve the counties of King, Snohomish, Pierce,
Thurston and Kitsap. We will also perform appraisals
on a quote fee basis on properties throughout the
counties of Island, Skagit, Mason and Whatcom.
All of our appraisers are either licensed
or certified with the State of Washington. Eight
of
those ten are certified with HUD to perform appraisals
on FHA insured transactions. Our purpose is to
serve the appraisal process with a proactive
management of the appraisal from receipt of the
order through and delivery of the report. We will work with our
customers to ensure they are rewarded and
completely satisfied in their interactions with
our company.
The lending community
and property owners have a need for competency when it
comes to the appraisal process. Bridgeport Appraisal
has pursued the best when it comes to personnel and
technology. Our
appraiser staff and the
management team
are accountable for quality and clarity of each
assignment we complete. All of our Bridgeport staff
appraisers are required by company policy and state
requirements to pursue continuing education, which allows
Bridgeport to consistently improve the quality and scope of
our appraisal products.
To support our internal staff as well as
our client base, Bridgeport takes advantage of AppraisalLink™, an Internet based appraisal
tracking system. AppraisalLink has been
operational since October, 2002, and has proved
to be a very stable and efficient tool to
connect Bridgeport with their client base. This site allows you to order appraisals,
track the appraisal process, and view and print the final
appraisal report right from you desktop.

The Need for Speed
With
the inherent pressure of minimizing the time frame
between loan application and the close of escrow,
the lender cannot stand for delays caused by the
appraisal process. Bridgeport has to exceed
your expectations to secure a successful long-term
relationship. AppraisalLink™ enables
the client to follow the real time flow of the
appraisal process. The critical tasks that
can be monitored by the client include
confirmation of the order, inspection date of the
property and completion of the report. The
report can also be viewed and printed via the
client's secure login to AppraisalLink™.
We recognize that
the mortgage professionals, realtors, and in some
cases the borrowers need to be made aware of work
orders or value concerns as early as possible in
the transaction. We strive to be a partner
in the lending process, not an obstacle.
With each appraisal assignment Bridgeport accepts
you can expect the following throughout the
process:

Within 24 hours
of receiving an appraisal order the client can
expect a confirmation insuring that the order
has been received.

Within 48 hours
from the order date the assigned appraiser will
attempt to contact the borrower/owner (in a
refinance transaction) or the realtor (in a
sales transaction) to set up the property
inspection. Once the appointment has been
confirmed a follow up confirmation will be sent
to the mortgage client outlining the inspection
and proposed due dates. This confirmation
will also include the fee for the appraisal.

Any
unforeseen changes that may change the
inspection time, estimated due date, or
appraisal fee will trigger a revised
file correspondence which will be emailed to the
mortgage professionals involved in the
transaction.

Completed reports
will be delivered electronically through AppraisalLink™
for immediate access by the mortgage
professional, allowing them to view and print
the finished appraisal directly from their
desktop.
