Agent will most likely provide a Comparative
Market analysis (CMA) that lists selected sales in
the area as a means for establishing a Listing
Price. This is a very important step to maximizing
profit and minimizing the market time of the
listing.
Even if working
with an experienced Sales Agent, it is often in
the best interest of the homeowner to have an
objective, professional third party opinion of
value before signing a listing agreement. A
Pre-Listing appraisal will provide the homeowner
and listing agent with an accurate description of
the home’s features and detailed analysis of the
most recent comparable sales (COMP’S) in the area. In
addition to helping set a realistic sales price so
the home will attract buyers, a Pre-Listing
appraisal is a valuable negotiating tool once the
offers begin to role in.

For-Sale-By-Owner (FSBO)
Homes that are
listed for sale by the owner , without the
assistance of an Agent, are known as FSBO’s
(FIZZ-BO). To successfully sell your home
yourself, a significant market analysis needs to
be done prior to deciding on an asking price. One piece of advice that is
consistently given to those trying to sell their
home on
their own is NOT to overprice it!! It is very hard
to be objective about your own home because of
your emotional attachment to it. A professional
appraisal is objective and will tell you what you
need to know – not just what you want to hear.
